What is an EICR?

An Electrical Installation Condition Report (EICR) assesses the safety and condition of the electrical systems in your property. Often referred to as a Landlord Safety Certificate or Home Buyer’s Electrical Survey, the EICR must be carried out by a qualified and registered electrician.

We recommend having an EICR every 5 years for homeowners and every 5 years for landlords—or sooner, if your last report advises it.

Why is an EICR Important?

EICRs are now a legal requirement for all rental properties in England. Since April 1, 2021, landlords must provide a valid EICR to both new and existing tenants. Failure to comply can result in fines of up to £30,000.

Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords must ensure that all fixed electrical installations are safe. For commercial and industrial properties, EICRs are essential to meet Electricity at Work Regulations 1989 and the Health and Safety at Work Act 1974. Most insurance providers also require a valid EICR as part of their policy conditions.
